WE PRESENTED THIS AT THE COMMISSION AND WENT TO THE COMMITTEE PROCESS THERE AND WE MET WITH THE NEIGHBORS.

AND WE PRESENTED TO THE CITY COUNCIL MEETING. WE JUST HAVE A FEW QUESTIONS THAT I THINK WE ANSWERED AT THE CITY COUNCIL MEETING. I BE HAPPY TO GO OVER ANYTHING ELSE YOU WOULD LIKE US TO OTHERWISE WE'D BE HAPPY TO ANSWER QUESTIONS THAT YOU HAVE

WHAT THOSE CONVERSATIONS WERE? AND HOW THOSE RESULTS? I KNOW THERE IS NO ONE PETITIONING AGAINST IT, BUT IF YOU WOULD JUST FILL US IN ON

THAT PROCESS? >> SURE, I WOULD BE HAPPY TO. SO THE PROJECT I AM ABLE TO SHARE MY THANK YOU SO MUCH. SO THE PROPERTY IS LOCATED ALONG THE SOUTH SIDE OF 146 STREET AND BETWEEN SPRING MILL AND DITCH. THE WEST CHASED NEIGHBORHOOD IS HERE.

WE FIRST MET WITH THEM, WE REACHED OUT TO THE NEIGHBORHOOD ASSOCIATION THERE.

THEIR FIRST QUESTION, REALLY THEIR ONLY QUESTION THEY HAVE FOR US, THEY HAVE AN EXISTING TRAIL THAT LEADS INTO THEIR COMMON AREA, THEY COOK FOR HER TO IT AS A TRAIL THAT WENT NOWHERE. THEY ASKED WHO HEARD ABOUT THE TRAIL AROUND THIS PROJECT.

THEY ASKED WHETHER WE HAD PLANNED TO CONNECT TO THEIR TRAIL OR NOT? THE REPLY WAS IS IT IS UP TO THEM, IT'S THEIR PROPERTY IF THEY WOULD LIKE US TO CONNECT TO IT, WE WOULD BE HAPPY TO DO THAT. AND WE WOULD TAKE CARE OF THAT COST. IT IS UP TO YOU GUYS, YOU CAN TALK AMONGST YOURSELVES AND LET US KNOW. AND THEN WHAT WE WENT TO THE PLANE COMMISSION MEETING, WITHOUT ANY PROMPTING OR ASKING, THEY SUBMITTED A LETTER OF SUPPORT FOR THE PROJECT AND THEY ASKED IF WE WOULD COMMIT TO THEIR TRAIL. SO YOU CAN SEE IN THE ORDINANC SPECIFICALLY PROVIDES THAT DEVELOPMENT WOULD CONNECT TO THE EXISTING TRAIL, IN WESTCHASE AT THE DEVELOPER COST. WE ALSO HAD A COUPLE OF THE NEIGHBORS THAT WERE RIGHT HERE IN PONDS WEST. THIS NEIGHBORHOOD IS PONDS WEST. THOSE NEIGHBORS HAD ASKED ABOUT IF THERE IS AN EXISTING FARM FENCE? THEN THEY WENT OUT AND MET THE PROPERTY OWNER AND WALKED THE PERIMETER WITH THEM, IN ONE OF THE CRESCENT THEY HAD WAS THEY WOULD AGREE TO REMOVE THE EXISTING OLD FARM FENCE THAT WAS OUT THERE.

AND SO YOU CAN SEE THAT IN THE PD ORDINANCE AS WELL WE AGREED TO DO THAT.

SO THAT WAS REMOVED. , THAT WAS INCLUDED IN THE PD ORDERS.

THE OTHER QUESTION THAT WE HAD, WAS FROM A NEIGHBORHOOD MAINLY TO THE SOUTH.

THEY HAVE EXISTING DRAINAGE ISSUES. SO THERE WAS QUESTIONS FROM THE INITIAL MEETING ABOUT DRAINAGE, HOW WILL THAT BE HANDLED? WILL THIS PROJECT MAKE IT WORSE OR BETTER? SO THAT AS WE KNOW OVER THE YEARS IS AN ENGINEERING ISSUE AND IT DOES NOT ALWAYS SEEMED LIKE IT IS POSSIBLE. THE NEW DEVELOPMENT WILL IMPROVE DRAINAGE IN FACT IT NORMALLY DOES BECAUSE WE WILL BE REQUIRED TO RETAIN WATER ON OUR SIDE AT A RATE SLOWER THAN IT GOES OFF TODAY. IT DRAINS TO THE SOUTH, THE SOUTHEASTERN AREA AND OUR POND AS YOU SEE THE SITE PLAN WOULD BE UP HERE.

SO WILL BE CONTROLLING THE WATER AND WE WALKED OUT THROUGH WITH THE NEIGHBOR GREW, SO RIGHT NOW THEY GET HEAVY RAINS AND THEY GET WATER DOWN THIS AREA. SO WE SHOW THEM WHAT WILL HAPPEN AND WE APPRECIATED THAT FEEDBACK AND DIRECTION. SO THOSE WERE THE MAIN QUESTIONS AND ANSWERS THAT WE PROVIDE TO THE NEIGHBORS THROUGH THE PROCESS.

IS PUT SOME SORT OF TRAFFIC CALMING DEVICES TO ASSURE THAT THERE IS NOT GOING TO BE FASTENED TRAFFIC MOVING THROUGH THERE. IS THAT SOMETHING THAT YOU HAVE

LOOKED AT FOR EXAMPLE. IS THERE A TRAIL THAT'S GOING TO CROSS THE PERIMETER WHERE YOU

CAN RAISE IT TO BE ABLE TO SLOW AND CALM TRAFFIC? >> SO YES THERE WILL, THE TRAIL LOOPS AROUND TO THE PROJECT AND YOU WOULD COME TO THE STREET HERE AND CONTINUE ON AROUND.

THIS IS A T INTERSECTION, SO NORMALLY IT IS PROBABLY NOT THE MOST DESIRABLE WHETHER IT BE BUZZERS OR SNOWPLOWS THAT HAVE A RAISED AREA THROUGH THERE. I BELIEVE THE TEAM DID NOT THINK THAT WAS NEEDED OR APPROPRIATE TO HAVE TO DO ANY OTHER ADDITIONAL TRAFFIC.

WE DID OFFER THEM THE BEGINNING, SOME OF THEM ASKED THAT WE SHARE WITH THEM.

SUMMON EMERGENCY RESPONSE IS ACTUALLY POSITIVE FOR THEM TO IF SOMEONE IS HAVING A HEART ATTACK, TO BE ABLE TO HAVE QUICK ACCESS. WE DID NOT REALLY HEAR ANY MUCH OPPOSITION TO THAT AS WE WENT ALONG.

EVERYTHING YOU ARE SEEING HERE IS ACTUALLY REPRESENTATIVE IN BOTH THE EXISTING TREE LINE IN THE SUPPLEMENTAL TREES.

THAT ARE GOING ABOVE AND BEYOND THE LANDSCAPES ARE REQUIRED TO BE NEXT SINGLE-FAMILY. THAT IS REQUIRED BY THE PD

NOW WHAT HAPPENS? WHAT IS THE REAL PROCESS OF, AND I AM SURE SURE WHAT YOU SEEN THE PICTURES ALSO.

THAT IS A PRETTY SUBSTANTIAL WATER.

WHAT IS GOING TO BE, HOW ARE WE GOING TO KNOW THAT IT WORKS?

THE PLANS WILL BE SUBMITTED, AND WILL BE VETTED OUT BY THE CITY ENGINEERING DEPARTMENT. AND POSSIBLY AS WELL.

WANT TO COME ON UP DUANE AND INTRODUCE YOURSELF.

AS STEVE WAS SAYING THE PROCESS WILL BE AN PLANS WE REPAIRED IN DETAIL. THERE WILL BE SUBMITTED TO CITY ENGINEER OFFICE. INTO THE COUNTY SURVEYOR OFFICE.

BECAUSE THERE IS A LEGAL DRAIN THAT COMES THROUGH THERE.

SO BOTH AGENCIES WILL REVIEW THE FINAL DESIGN AND WE DON'T MEET THE ORDINANCE, IF THE DESIGN DOES NOT MEET THE ORDINANCE, WHETHER COUNTY OR THE CITY, WE WILL GO BACK AND MAKE ADJUSTMENTS UNTIL IT DOES. BEYOND JUST THE DESIGN OF THE PROJECT, WHEN IT IS BUILT, THERE WILL BE FINAL INSPECTION IS BOTH A CITY AND COUNTY, AND IF SOMETHING POPS UP IN THOSE

INSPECTIONS, THAT DOES NOT, IT DOESN'T SHOW THAT IT IS FUNCTIONING PROPERLY THEN YOU'LL HAVE TO MAKE ADJUSTMENTS UNTIL

EVERYTHING IS WORKING PROPERLY. >> WHAT IS THE TIMELINE ON BEFORE DEREK GETS MOVED, WENT TO THOSE PLANS GET SUBMITTED.

>> WE HAVE NOT FINALIZED SCHEDULE, BUT WE HAVE HAD CONVERSATIONS, HE IS LOOKING AT A SPRING CONSTRUCTION START FOR THE SUBDIVISION. WITH HOUSING PROBABLY STARTING

SO IN DECEMBER OCTOBER TIME FRAME WE WOULD BE, WE WOULD HAVE

THOSE ARE MY QUESTIONS. >> JUST ONE FOLLOW-UP REALLY, I GUESS QUESTION IS THERE GOING TO BE ON-SITE DETENTION?

AND THEN A BOOK. >> YES, THE DETENTION AT THE NORTHEAST KLEIN WILL BE PROVIDED FOR THE WHOLE PROPERTY, AND THE DRAINAGE PICTURES THAT I SAW, THE DRAINAGE PROBLEMS IN THE SOUTHEAST, I THINK THE WHOLE ISSUE IS THERE IS NO PLACE FOR IT TO GO THAT WE WILL HAVE A STORM SEWER SYSTEM AND TAKE IT TO OUR DIFFERENT ATTENTION TO FACILITIES.
