THESE ARE BASICALLY THREE RESOLUTIONS COPYING FROM THE REDEVELOPMENT COMMISSION TO CREATE THREE NEW TIP ALLOCATION AREAS RELATED TO PRIMARILY MULTI-FAMILY PROJECTS.

ONE FOR THE FLORA DEVELOPMENT, ONE FOR CONCOURSE, AND ONE FOR WHAT IS CALLED ERS OLD MERIDIAN AND MAIN.

I CAN SHOW YOU. THERE IS FLORA, WHICH I THINK YOU ARE FAMILIAR WITH. THIS IS THE CONCOURSE, WHICH IS A DEVELOPMENT SOUTH OF THE WATER TOWER.

THEN THIS WOULD BE THE OLD MERIDIAN AND MAIN, EVERROSE GROUP IS DEVELOPING THIS PARTICULAR DEVELOPMENT.

SO THE REDEVELOPMENT COMMISSION ADOPTED THESE RESOLUTIONS TO, IN THE CASE OF FLORA, CREATE A NEW ECONOMIC DEVELOPMENT AREA AND ALLOCATION AREA. IF THE CASE OF CONCOURSE.

JUST CREATING A NEW ALLOCATION AREA WITHIN THE EXISTING OLD TOWN ECONOMIC DEVELOPMENT AREA. THEN IN THE CASE OF ERS OLD MERIDIAN, CREATING A NEW T IT IF IN THE OLD ECONOMIC DEFECTIVE AREA. AS I SAID MANY TIMES, I COME HERE ALMOST EVERY MONTH. ANY TIME THE REDEVELOPMENT COMMISSION CREATES OR AMENDS ONE OF THEIR ECONOMIC DEVELOPMENT AREAS, THEY ARE REQUIRED TO COME TO THE PLAN COMMISSION TO CONFIRM THAT WHAT THEY ARE PLANNING TO DO IS CONSISTENT WITH THE PLAN AND DEVELOPMENT FOR THE CITY.

THEY HAVE DECIDED TO TABLE TO THE NEXT MEETING TO MAY 17, FOR MORE TIME AND CONSIDERATION ON ITEMS. THEY WILL BE BACK TO US ON BUSINESS NEXT MONTH. THE 5-10 SUBDIVISION AMENDMENT IS TABLED TO MAY 17.

THIS VARIANCE IS REQUESTED FOR FULL ACCESS. THE ENGINEER HAS REQUESTED A MINI ROUNDABOUT FOR THIS LOCATION AND IS IN SUPPORT OF THE VARIANCE. AS THE PETITIONER CAME TO US ASKING IF THEY COULD MODIFY AND ALIGN THE DRIVE ENTRANCE. THAT'S WHEN I THOUGHT IT WOULD BE GOOD TO PUT A ROUNDABOUT HERE.

THE INITIAL CONCEPT WAS SMALLER. WE HAD HAD CHANCE TO REFINE THAT. THAT IS THE NORMAL PROCESS AS THINGS WORK THROUGH PLANNING COMMISSION AND WORK THROUGH CONSTRUCTION DETAILS. I KNEW THERE WAS SOME CONCERN OVER THE SIZE OF THE ROUNDABOUT TO BEGIN WITH.

WE WERE SIZION THE ROUND-- SIZING THE ROUNDABOUT SO A BUS COULD UNDERTAKE IT THROUGH WITHOUT HAVING A TRAVERSE THE CENTRAL ISLAND. WHEN I SAY "CENTRAL ISLAND," THE TRUCK APRON OF THE CENTRAL ISLAND.

THAT WOULD TAKE PLACE WITH CERTAIN TRUCKS MAKING THAT MOVEMENT. I DON'T ANTICIPATE A HEAVY VOLUME OF TRUCKS ON THIS SECTION OF ROADWAY, SINCE WE HAVE A ROBUST STREET NETWORK SURROUNDING IT.

THIS WOULD NOT BE THE SMALLEST ROUNDABOUT WE HAVE THE CITY.

WE ARE TARGETING 80-FOOT DIAMETER, OUTER CURB TO OUTER CURB. WE HAVE ANOTHER 80-FOOT DIAMETER ROUNDABOUT AND WE HAVE A 50-FOOT DIAMETER.

AFTER DISCUSSING WITH THE COMMERCIAL COMMITTEE AND ON OUR SIDE WE REMOVED THREE OF THE SIGNS ON THE BACK OF THE PROJECT FOR THE THREE DIFFERENT CONCEPTS.

THIS IS THE WEST ELEVATION LOOKING FORWARDS REN ROAD.

WE REMOVED THOSE SIGNS THERE. ARE NO SIGNS ON THE WEST ELEVATION. THEN WE REMOVED THE WOODGRAIN PIZZA ELEVATION, THE SOUTH ELEVATION OF THIS BUILDING, LOOKING TOWARDS THE KINDER CARE. THAT IS NO LONGER THERE.

WE ARE PROPOSING TO HAVE ONE EVER EACH CONCEPT ON U.S. 421, THE WOODGRAIN. AND OBERWEIS.

THE OBERWEIS FACING WESTON POINTE DRIVE.

THE OTHER ITEM THAT WE BROUGHT DOWN THAT WAS IN CONSIDERATION AS WELL IS THE OVERALL HEIGHT OF THE BUILDING.

WE WERE PREVIOUSLY AT 25-FOOT 8, AFTER LOOKING AT THE PARAPET HEIGHTS AND RTUS ON THE ROOF, WE WERE ABLE TO BRING THAT DOWN ABOUT 16 INCHES. THAT WE BROUGHT IT TO 24.4.
