WAS INITIALLY SOME THOUGHT ABOUT ART GLASS.
AT THIS POINT, WE HAVE PULLED THAT AWAY IN FAVOR OF JUST CLEAR, TRANSPARENT GLASS, BUT A BAY WINDOW WILL BE IN THAT

THE PRIMARY MATERIAL IS A VERY WARM AND INVITING NORMAN STYLE BRICK, WHICH MEANS IT WILL BE A LITTLE LONGER IN HORIZONTAL PROPORTION. IT'S THE GRAY COLOR HERE.
A BETTER REPRESENTATION OF COLOR AND SAMPLE.
WE HAVE A VERY DARK, ALMOST BLACK BRICK FOR THE BUILDING.
JUST THREE COURSES EXPOSED TO CREATE A NICE, SHARP EDGE AS THE BUILDING REACHES GRADE. THE WINDOWS WILL BE CLEAR ANDIESED -- I'M SORRY, BRONZE ANDIES ITED FRAMING WITH CLEAR GLASS AND EDGES AND SILLS. THE SCREENING IN THE CENTER IS A HIGH DENSITY COLORFAST CEMENT FIBER PANEL.
THE PRODUCT HAS A GRID PATTERN TO CREATE TEXTURE.
THAT WILL BE IN A CUSTOM COLOR THAT WILL BE A VERY DARK COLLAR THAT WILL HARMONIZE WITH THE BRONZE PANELS.

ONLY 27 ARE REQUIRED. STORM WATER WAS MASTER LISTEN PLANNED PREVIOUSLY WITH PREVIOUS DEVELOPMENT FOR THE SITE AS WELL. SO THEY WILL UTILIZE THE LARGE POND AT THE CORNER OF GUILLFORD AND CARMEL DRIVE.
BICYCLE PARKING WILL BE PROVIDED AS PER THE ORDINANCE.
THAT WILL BE AT THE SOUTHWEST FRONT DOOR.
IT WILL HAVE ROOM FOR FOUR BIKE PARKING SPACES.
THE PROPOSED BUILDING IS ONE STORY IN HEIGHT, CONSTRUCTED PRIMARILY OF BRICK WITH FIBER CEMENT PANEL THAT THAT WILL MIMIC A WOOD SCREEN SYSTEM. THE FAUX WOOD SCREEN SYSTEM WILL EXTEND ABOVE THE ROOF LINE. SO THAT WILL HELP -- ALSO BE THE SCREEN FOR THE MECHANICAL EQUIPMENT ON TOP OF THE ROOF.
EACH SIDE OF THE BUILDING HAS NUMEROUS WINDOWS AND SUN SHADES AS WELL. THIS SITE IS LOCATED IN THE M-3 DISTRICT. AND SO IT DOES NOT HAVE ANY ARCHITECTURAL REQUIREMENTS. IF YOU LOOK AT THE AREA AROUND HERE, THIS ARE A VARIETY OF AURAL STYLES ALONG -- AND WE BELIEVE THIS WILL FIT IN WITH THE SURROUNDING AREA.
THE SITE WILL BE EXTENSIVELY LAND SCAPED WITH 15-FOOT ON THE PERIMETER AND INSIDE LONG THE EAST AND THE SOUTH AND THEY HAVE A PROVEN LANDSCAPE PLAN ALREADY. ONE SIGN PER TENANT PER STREET FRONT IS ALLOWED. TWO WOULD BE PERMITTED TO FACE CARMEL DRIVE AND TWO ON LAKEFRONT COURT.
THEY ARE PROPOSING ONE DRIVE AND TWO TO FACE EAST TO LAKEFRONT COURT. SIGNS WILL MEET THE SIZE REQUIREMENTS OF THE EDO.
