THE PETITIONER IS GOING THROUGH TECHNICAL REVIEW WITH THE TECHNICAL ADVISORY COMMITTEE TO ADDRESS THE REQUIREMENTS FOR GRADING AND DRAINING AND THINGS LIKE THAT. THEY HAVE STATED THEY WILL PROVIDE LANDSCAPE PLAN WITH TREES AND LANDSCAPING AROUND THE POND. AND THEN REGARDING COMPLIANCE WITH THE TRANSPORTATION PLAN, THEY WILL BE PAYING FOR WHAT IT WOULD COST -- PAYING FOR WHAT IT WOULD COST TO CONSTRUCT THEIR SEGMENT OF THE MULTIUSE PATH AND THEN IN LIEU OF DEDICATING ACTUAL STREET RIGHT-OF-WAY, THEY THE OWNER WOULD LIKE TO PROVIDE AN EASEMENT FOR THE STREET RATHER THAN THE STREET RIGHT-OF-WAY. THE SITE CURRENTLY HAS HOME THAT'S 75 YEARS OLD THAT WE PLAN TO DEMOLISH AND THEN DEVELOP INTO THREE LOTS THAT WERE ORIGINALLY PART OF THE ORIGINAL PLAT THERE.

THE VARIANCE WE'RE SEEKING IS FOR THE SQUARE FOOTAGE REQUIREMENT FOR TWO STORY. AS YOU MENTIONED 100 SQUARE FEET. WE LOOK TO GET APPROVAL FOR THE MAIN FLOOR SQUARE FOOTAGE TO B-525 MINIMUM FOR TWO-STORY UNIT. THE REASON BEHIND IT IS SIZE AND SQUARE FOOTAGE OF THE CURRENT UDO REQUIRES DRIVES UP THE TO-STORY UNIT TO A SIZE OF HOME THAT BECOMES LARGER THAN WHAT WE FEEL IS ACHIEVABLE FOR THE REASONABLY PRICED HOUSING IN THE AREA.

THE GOAL TO KEEP IT AND BASICALLY THIS THE VARIANCE.

OUR GOAL IS TO HAVE FOCUS ON ARCHITECTURE WITH THE ABILITY TO CREATE SOME CHARACTER AND DESIGN STILL WITHIN THAT AREA. IT'S A DUPLEX, RENTAL. WE JUST BOUGHT A HOUSE IN CARMEL. THE ONLY QUESTION THAT I DON'T -- I'M NOT QUESTIONING THE SIZE OR ANYTHING.

I'M HAPPY WITH THAT. IT'S GREAT TO SEE BUILDING COME IN AND INCREASE THE VALUE OF THE PROPERTYINGS.

THE ONLY CONCERN THAT I HAVE -- IT'S SO HARD TO SEE.

THE ONLY CONCERN I HAVE THE DRAINAGE.

AND THE PROBLEM WITH THE DRAINAGE -- HOPING YOU CAN SEE IT. OKAY.

RIGHT HERE YOU CAN SEE THIS FLOODING ALONG THE FENCE LINE THIS FENCE LINE HAS BEEN REMOVED, WHICH IS THEN YOU HAVE THIS DRAINAGE. IN THE SPRING WE'RE HOLDING A TON OF WATER HERE. THE PROBLEM WITH THAT IS AFTER THE RAIN IT SETS ANYWHERE FROM 12 TO 32 DAYS.

IT'S JUST SOMING WET. WHAT WE GET IS A BUNCH OF MOSQUITOES AND INFESTATION. IT'S NOT A PLEASANT DAY.

WHAT I DID WAS AFTER I BOUGHT THIS PROPERTY THREE YEARS AGO WE INSTALLED DRAINAGE TILE FROM HERE TO HERE AND BROUGHT IT TO THE DRAINAGE TILE THAT'S OUT BY THE ROAD. AND IT SOLVED THE PROBLEM 90 WE WOULD SAY 89% OF THE PROBLEM IS GONE.

IT CREATE DAM SEPARATES THE TWO SIDES.

THE I'M ASKING THE DEVELOPER TAKE AND BRING AND JUST CREATE A SWALE AND TAKE THAT DAM OUT AND ALLOW THE WATER TO FLOW ACROSS THE BACK TO THAT AREA.

THEY WILL HAVE MOVING EQUIPMENT FOR DIRT AND WHATEVER THERE ON SITE. IT'S NOT GOING TO TAKE MUCH.

BECAUSE THERE'S -- ONCE YOU GET TO MY PROPERTY LINE, YOU WILL SEE THAT IT'S -- THERE'S A NICE SWALE THAT I'VE CREATED HERE. I HAND DUG THIS.

WHY THE FENCE WAS THERE. BACK IN HERE IS WHERE THE CULPRIT IS. IT'S ACTUALLY THE SECOND AND THIRD LOT FROM THE CORNER OF THE ROAD.

WHAT WE GET INTO TOO WHERE THE CENTER LOT WILL BE.

IT'S THE HUMP. AND THEN YOU GOT THE LOT BESIDE IT WHICH IS LOWER. THEN WHERE I AM AT THAT DRAINS. THAT'S MY ONLY PROPOSAL.

I'M ASKING THAT WE MOVE SOME DIRT AROUND AND CREATE A SWALE SO WE DON'T HOLD WATER WITH THREE NEW HOUSES WITH ROOF SQUARE FOOTAGE. THE DRIVEWAYS ALL THAT WILL ADD ADDITIONAL SURFACE WATER.

THESE PADS WILL BE BUILT UP TO GRADE AS THEY SHOULD BE IN A TYPICAL DEVELOPMENT THAT WOULD ALLOW FOR DRAINAGE TO GROW ACROSS AND WE'LL HAVE A SWALE THAT RUNS BACK THROUGH THE BACK AND ALSO ACROSS THE FRONT THE BEST WE CAN FOR DRAINAGE. THAT ALL DRAINS TO THAT BACK CORNER AS HE MENTIONED. IT'S HARD TO SEE.

I DON'T KNOW WHY MY DRAWING IS BLURRED LIKE THAT.

ULTIMATELY WE'LL DEFINITELY ADDRESS THAT WITH THE SURVEYS AND THE PLOT PLANS THAT WE PUT TOGETHER THAT WE WILL SUBMIT THROUGH CARMEL AND THROUGH THE BUILDING

THE BUILDING WILL INCLUDE EIGHT COURTS EVENLY SPLIT ON EACH SIDE LOCATED TWO-LEVEL SECTION OF BUILDING. FIRST FLOOR OF THE CENTER SECTION WILL INCLUDE THE ENTRY AND LOCKER ROOMS. WHILE THE SECOND FLOOR WILL INCLUDE FOOD SERVICE AND VIEWING OVERLOOKS FOR THE COURTS ON BOTH SIDES OF THAT CENTER SECTION. THE INDOOR COMMERCIAL RECREATIONAL FACILITY REQUIRES A USE VARIANCE UNDER THE CURRENT ZONING. THAT'S NOT GOING TO CHANGE. AND THE HVAC UNITS WILL BE DESIGNED FOR THE ROOFTOP OF THE PROPOSED BUILDING AS WAS DONE WITH THE EXISTING OFFICE BUILDING.

THIRD CONCERN ABOUT REORIENTING THE BUILDING 90 DEGREES. IF WE WERE TO DO THAT, IT WOULD POSSIBLY ELEVATE THE IMPACT TO THE SITE.

BUT WHAT WE ARE PROPOSING IS TO USE THE NEARLY IDENTICAL FOOTPRINT FROM THE PRIOR APPROVAL FOR THIS USE AND ESSENTIALLY THE SAME IMPACT TO THE AREA.

FOURTH CONCERN ABOUT MAINTAINING THE CURRENT TREE AND SHRUB BARRIER. ALONG THE WEST SIDE OF WASHINGTON BOULEVARD AND THE PROPERTY LINES EAST PARCEL,

CARMEL -- ONE OF THE REASON CARMEL IS CONSISTENTLY RATED AS ONE OF THE NUMBER ONE CITIES IN THE UNITED STATES IS BECAUSE THEY FOCUS ON HEALTH LIVING.
