MOVE ON TO THE EXECUTIVE DIRECTORS REPORT .

>> THANK YOU. I'M GOING TO GO THROUGH OUR PROGRESS FOR THE LAST MONTH AND I WILL TALK ABOUT ONE ISSUE SPECIFICALLY TO PUBLIC AIRWAYS. CONSTRUCTION CONTINUES. WE NOW HAVE A FEBRUARY UPDATE AS WE SEE STATUS OF CONSTRUCTION COMING UP LOOKING GOOD. REALLY MOVING FORWARD ON LAST TIME THE TAVERN ON THE GREEN CONTINUES TO MAKE ITS WAY THROUGH THE CITY REVIEW PROCESS. WE EXPECT THAT TO BE UNDER CONSTRUCTION THE NEXT FEW MONTHS. FIRST ON MAINE IS ALMOST FINISHED. AS SOON AS THERE IS A DATE FOR A GRAND OPENING RIBBON-CUTTING PLAZA EVENT I WILL MAKE SURE TO LET THE COMMUNITY AND COMMISSIONERS KNOW. MAGNOLIA IS UNDERWAY WITH THEIR SECOND BUILDING. MUSIC IS COMING ALONG AND I LOOK FORWARD TO SEEING WHAT RESTAURANTS MOVE IN THERE. SAME THING WITH THE SIGNATURE. THEY ARE NOW WORKING ON FINALIZING THE COURTYARD WHICH WILL ALSO BE A FUTURE EVENT. THE CIVIC SQUARE PARKING GARAGE WE CONTINUE WORKING WITH TONY BURGLAR TO MOVE THE FOR-SALE COMPONENT WRAP OF THE GARAGE FORWARD . I EXPECT THE THIRD QUARTER OF THIS YOUR PROGRESS.

CONSTRUCTION CONTINUES IN FULL FORCE. SAME WITH ICON ON MAINE MOVING FORWARD. HE WILL SEE IT HAPPEN TOWARDS THE END OF THAT CONSTRUCTION PERIOD. JUMPING AROUND ON SQUARE NORTH STILL LOOKING AT THAT TO BE A THIRD QUARTER OF THIS YEAR CLOSING AND CONSTRUCTION START . THINGS SEEM TO BE MOVING THAT DIRECTION. AT&T CONSTRUCTION HAS BEGUN. WE WILL START SEEING THE GARAGE RISE UP OUT OF THE GROUND FAIRLY SOON.

HISTORICAL SOCIETY PROGRESS CONTINUES. I WAS AT A MEETING ON THAT PROJECT TODAY LOOKING AT DESIGNS FOR INTERIOR EXHIBITS. THAT THE PROJECT MOSTLY DRIVEN BY THE TOWNSHIP IN SOCIETY WITH A LITTLE BIT OF HELP FROM THE REDEVELOPMENT COMMISSION. THAT REALLY CONCLUDES SOME OF THE BIG THEMES . I WANTED TO DRAW YOUR ATTENTION SPECIFICALLY TO THE REPUBLIC PROJECT. IF YOU REMEMBER THIS WAS A PROJECT THAT WAS APPROVED BOTH AT CITY COUNCIL IN THE CARMEL REDEVELOPMENT COMMISSION, THEY APPROVED THE AGREEMENT AND A TIF PLEDGE SO THERE ARE NO MORE VOTES TO BE TAKEN AT THE COMMISSION. WE HAVE THE CAPTIVE HOTEL TRAINING CENTER , THIS IS THE HEADQUARTERS. THIS IS A PARKING GARAGE THAT WAS MEANT TO BE WRAPPED WITH RESIDENTIAL. I WANTED NOTED ON THE RECORD THAT RESIDENTIAL MAY MOVE FORWARD OR IT MAY NOT. PREVIOUSLY ON PROJECTS LIKE THIS WE WOULD HOLD THE WHOLE PROJECT UNTIL WE KNOW WHAT THE DEVELOPER SAID WAS GOING TO BE BUILT AND GETS BUILT. THIS IS A PRETTY UNIQUE SITUATION WHERE THE BENEFIT OF THE TIF IS GOING ENTIRELY TO REPUBLIC AND THE GARAGE IS UP. THE OTHER DEVELOPERS IN THE DEAL ARE NOT READY TO START BUT WE WANT TO ENCOURAGE

REPUBLIC TO BUILD THEIR MAIN HEADQUARTERS. WE ARE UN-TETHERING THE HEADQUARTERS FROM THE REQUIREMENT TO IMMEDIATELY WRITE THE GARAGE WITH RESIDENTIAL. WHAT IS MOST LIKELY GOING TO HAPPEN IS THEY WILL START C WRAP OR MAYBE RETELL THE GROUND FLOOR AND BREAK UP THE TOP OR MAYBE JUST A BRICK SKIN THAT MAKES IT LOOK GOOD. WE ARE ON TETHERING THAT DECISION AND PUSHING IT FORWARD TO ENSURE THE REPUBLIC MAIN HEADQUARTERS THAT IS THE ANCHOR OF THE PROJECT CAN START AS SOON AS POSSIBLE. THERE'S NOT REALLY A FORM OF ACTION TO BE TAKEN BUT BECAUSE THIS PROJECT WAS DESCRIBED THIS WAY WHE IT WAS APPROVED I JUST WANT TO NOTE ON THE RECORD THAT THERE IS AN TETHERING OF THE TWO THINGS GOING ON. I'M HAPPY TO ANSWER ANY QUESTIONS TO THAT REGARD.

I WILL MENTION THIS WAS PRESENTED BY REDEVELOPMENT AND CITY COUNCIL ON MONDAY AND DISCUSSED AND ACKNOWLEDGED BY CITY COUNCIL. THERE'S ALSO NO NEED FOR FORMAL ACTION BUT I'M HAPPY TO ANSWER ANY QUESTIONS ABOUT THIS TOPIC.
