INDIANA STATE LAW PROHIBITS SEXUAL OFFENDERS FROM RESIDING THIS CLOSE TO SCHOOLS. THERE IS A CLOSE PROXIMITY OF WOMEN AND CHILDREN WALKING AROUND THIS TYPE OF SHORT-TERM RENTAL. THE AIRBNB ONLY SCREENS FOR SEX CRIMES ON INTERNATIONAL GUESTS, NOT IF YOU ARE A CITIZEN BUT THEY DO VERY MINIMAL CRIMINAL BACKGROUNDS, AS STATED ON THE WEBSITE. BUT EACH OWNER SHOULD DO THEIR OWN. WE REQUEST DUE DILIGENCE TO BE DONE BY THE HOMEOWNER AND THE CITY OF CARMEL, TO ENSURE THAT OUR CHILDREN ARE NOT AT RISK, THERE ARE OVER 12 CHILDREN IN ELEMENTARY AND MIDDLE SCHOOL THAT RIDE BIKES OR SKATEBOARDS DOWN THIS ROAD. IT IS A DEAD-END STREET WITH LIMITED TRAFFIC AND NO CARS PARKED ALONG THE ROAD. THIS IS WHERE THE SMALLEST CHILDREN LEARN TO READ TRICYCLES OR CREWS ALONG IN BATTERY-OPERATED CARD IN THE SHORT TERM RENTERS PARK CARS , RVS, ET CETERA THAT CAUSED ROAD HAZARDS AND REDUCE VISIBILITY.

THEY DO NOT ADHERE TO THE SPEED LIMIT AND THEY OFTEN RACED THROUGH THE NEIGHBORHOOD. THIS PROPERTY HIGHLIGHTS THAT IT IS A DOG-FRIENDLY RENTAL. MOST OF THE DOGS SEEN COMING AND GOING OUR LARGE DOGS THAT ARE PROBABLY NOT WELCOME AROUND KIDS BUT IS THIS A GOOD FIT FOR A ROAD WITH CHILDREN PLAYING? ARE THESE DOGS SCREENED FOR THEIR PROPER SHOTS? WHAT IF A DOG BITE THE CHILD? ARE THEY SCREENING WITH ANIMAL CONTROL ? HOW IS THE OWNER ENSURING THAT THE DOGS DO NOT GET LOOSE AND ARE NOT DANGEROUS? WE CONSTANTLY SEE DANGEROUS DOGS WALKING DOWN THE ROAD. NEGATIVE IMPACTS.

ASIDE FROM SAFETY ISSUES, HAVING AN AIRBNB IN A NEIGHBORHOOD HAS ZERO BENEFIT FOR THE OTHER NEIGHBORHOODS, IT DECREASES PROPERTY RENTALS, BECAUSE EVERYONE VIEWS THIS AS A SAFETY AND PRIVACY ISSUE. WE ARE NOT A MIXED-USE AREA, WITH PEOPLE LIVING WITH BUSINESSES. WE ARE RESIDENTIALLY ZONED NEIGHBORHOOD THAT HAS A CERTAIN EXPECTATION OF NOT HAVING TRANSIENT VISITORS. WE ARE UNSURE WHAT THE BUSINESS HAS TO DO WITH A RESIDENTIAL HOME.

WE ARE NOT ZONED FOR BUSINESSES TO BE RUN OUT OF ALBERTA SHORT-TERM RENTALS ARE ONLY FOR A COUPLE WEEKENDS A MONTH, BUT WE LAST CHECKED AND IT WAS LISTED EVERY DAY, EXCEPT THE DAYS IT WAS ALREADY RESERVED. WE SIMPLY REQUEST, THIS HOUSE HAS BECOME A FINANCIAL BURDEN TO THE HOMEOWNER, THE HOMEOWNER NEED TO SELL THE HOUSE OR PUT IT UP FOR LONG-TERM RENT.
