WE WERE ABLE TO WORK INTO THE SCOPE. JUST KNOWING THE HISTORY OF HOMEPLACE AND THOUGHT THAT WAS A GREAT OPPORTUNITY. THERE ARE A LOT OF SIMILAR QUESTIONS THAT GO INTO WHEN YOU ARE ENGAGING RESIDENTS AND BUSINESS OWNERS WHEN YOU THINK ABOUT THE FUTURE OF THE PLACE, THAT TRANSLATES ALSO INTO HAVING THE , OF THAT COMMUNITY. FOR THIS PLAN , ITS PURPOSE, IT IS AROUND ESTABLISHING AMENITY VISION AND TRYING TO SET THE GOALS FOR WHAT WE VISION AS THINGS CONTINUE TO HAPPEN IN THIS COMMUNITY. A BIG EMPHASIS WILL BE IDENTIFYING A SENSE OF PLACE, THE PRIDE THAT PEOPLE HAVE IS VERY STRONG WE WANT THAT TO GO INTO HOW DECISIONS WILL BE MADE.

THEY ASKED THAT WE SHOW SOME SIGNAGE AND THAT WOULD BE PERMANENT SIGNAGE PLACED ALONG THAT BUFFER TO MAKE SURE THAT OVER THE COURSE OF TIME THERE ARE NOT LANDSCAPE CREWS OR OTHER FOLKS THAT WOULD ACCIDENTALLY MOW OR DO ANYTHING THAT WOULD HARM VEGETATION IN THOSE AREAS. THE LAST COUPLE OF THINGS THAT THEY HAVE ON HERE, ONE WAS ABOUT THE ENTRANCE SIGN , SO YOU CAN SEE ON THE BOTTOM RIGHT OF MY SCREEN. THE REALITY IS THAT THEY ARE GOING TO GET AN ADDITIONAL ROUND OF TREATMENT FROM OUR MAJORS THAT WE WILL HAVE IN PLACE BEFORE IT WOULD REACH ANY OF THE HLA ASSOCIATION PONDS.

THEY ALSO HAVE THE RECIPROCAL AGREEMENT FOR THE PARKING SPACES THAT THEY CANNOT MEET ON THIS SITE. THEY HAVE 138 SPACES TOTAL ON THIS SITE AND THEN 151 SPACES IS WHAT IT WAS SUPPOSED TO BE FOR THE HOTELS , 13 SPACES TO BE COMPLIANT ARE ON THE SITE AND THEY HAVE AGREED TO LET THEM USE THAT . GOING TO THE ARCHITECT OF THE BUILDING, THE DESIGN HAS BEEN CHANGED SIGNIFICANTLY. IT IS LESS CONSTRAINED BY THE BRANDED ELEMENTS AND IT IS MORE UNIQUE TO CARMEL WITH THE DESIGN PRETTY DARK BRICK AROUND THE BASE OF THE BUILDING, LIGHTER BRICK AROUND THE TOP THERE IS A LITTLE BIT OF, THE BUILDING HAS 43% BRICK AND 30% GLASS AND METAL AND 26% APHIS. THOSE WERE IMPROVEMENTS IN THE QUALITY OF MATERIALS AND THE AMOUNT OF BRICK THAT WE HAVE. WE BELIEVE THIS IS A GREAT IMPROVEMENT OVER THE PREVIOUS DESIGN. AS THEY MENTIONED THE COLOR BANDS WERE INCREASED ONE ON THE WEST AND EAST FACES OF THE BUILDING TO PROVIDE MORE VISUAL INTEREST ALONG THE ROADS . THEY ARE NOT GOING TO BE LIT UP FROM WITHIN.

IT WILL JUST BE THE WASH OF COLOR , WASH OF LIGHT FROM THE BASE LIGHTS AT THE BASE OF THE BUILDING OR LITTLE BIT FROM THE TOP. JUST BECAUSE IT HAS A BUNCH OF COLOR DOES NOT MEAN IT WILL BE ALL LIT UP. ONE OF THE OTHER IMPROVEMENTS WAS THE VEHICULAR CANOPY AROUND THE ENTRANCE. THEY WERE BOTH MADE LARGER TO BE MORE SUBSTANTIAL , THEY LOOKED LIKE STICK FIGURES TO ME. THEY WERE VERY SMALL COMPARED TO THE BUILDING.
