A SMALL LITTLE CORNER, AND WE FELT LIKE WE NEED TO BRING ONE TO CARMEL, AS WELL. JUSTIN ALSO LIVES IN CARMEL , WE COME TO YOU SEEKING YOUR APPROVAL. THE GENERAL IDEA IS , AGAIN, THE LOCATION IS 2 W. MAIN ST., WHICH IS THE CORNER OF MAIN STREET AND RANGELINE AND IT IS A HISTORIC BUILDING THAT HAS A NUMBER OF DIFFERENT BUSINESSES OVER THE YEARS . ORIGINALLY A BANK , AND THEN A VARIETY OF OFFICE USES. IT'S NEVER REALLY BEEN A FULL RESTAURANT OR COFFEE SHOP USED. THERE HAD BEEN A TEA SHOP THERE YEARS AGO AND TALKING TO THE NEIGHBORS, WE LEARNED THAT SERENDIPITY TEA REALLY DID NOT HAVE A KITCHEN. THEY WOULD BRING THE PRODUCTS IN FROM THE OUTSIDE.'S OUR PROJECT ALSO INVOLVES HAVING THE BUILDING TO ACCOMMODATE THE KITCHEN AND INTERIOR BUILDOUT AND THAT IS A DIFFERENT PERMIT. TODAY'S REQUEST IS TO APPROVE THE EXTERIOR IMPROVEMENTS AND THE COURTYARD BUILDOUT . WE HAVE HERE SOME ENGINEERING DRAWINGS THAT I WILL NOT GO INTO DETAIL FOR THE COURTYARD, OTHER THAN TO SAY THAT WE ARE PROPOSING TO REMODEL THE COURTYARD FROM THE CURRENT STATE THAT WE CURRENTLY SEE RIGHT HERE. A VERY SMALL PATIO , A WALKING PATH, A LIGHT FIXTURE, AND THE REST OF THE SITE IS GREEN GRASS. WE ARE PROPOSING TO INCREASE THE PATIO SPACE , ADD A PLANTINGS, ADD ADDITIONAL LIGHTING , AND OUTDOOR SEATING FOR OUR CUSTOMERS . WE HAVE A PLANTINGS SCHEDULE HERE . MOST OF THE COURTYARD WOULD BECOME A SEATING AREA AND A WALKING PATH. ESSENTIALLY WE ARE TAKING THE WALKING PATH THAT IS CURRENTLY THERE AND MODIFYING IT JUST ENOUGH TO ALLOW AN ADA ACCESS INTO THE BUILDING WHERE THERE WOULD BE A DOOR CREATED INTO THE BUILDING AS WELL, OFF OF THIS PATH. THE REST OF THE COURTYARD IS OUTDOOR SEATING WITH A LITTLE BIT OF GREEN SPACE AND PLANTINGS . WHAT

WOULD BE WEST SOUTH CORNER THERE IS QUITE A FEW UTILITIES AND HVAC UNITS AND ELECTRICAL PANELS SO THERE IS QUITE A FEW HEAVIER PLANTS WE ARE PROPOSING TO PLANT TO SCREEN THE MECHANICALS. WHEN IT COMES TO THE BUILDING ITSELF , WE ARE PROPOSING TO PAINT THE BUILDING THIS COLOR THAT , I THINK THE NAME OF THE COLOR DESCRIBES IT PRETTY WELL WHICH IS NATURAL LINEN. IT'S AN OFF WHITE , SLIGHTLY BEIGE CREAM COLOR THAT WOULD BLEND, WORK WITH THE ADJACENT BUILDINGS . AND THEN OUR OVERALL BRANDING SCHEME HAS A LOT OF GREEN OR TERRA-COTTA COLORS BUT WE ARE PROPOSING TO USE GREEN AS AN ACCENT COLOR ON THE OUTSIDE , ON THE AWNINGS AND THE COLUMN UNDER THE CANOPY. SO WE ARE BRINGING IN SOME OF THE BOVACONTI COLORS AND BRAND ELEMENTS TO THE OUTSIDE OF THE BUILDING TO KIND OF SHOW THE CUSTOMERS THAT WHAT THEY ARE ABOUT TO ENTER IS AN ACTUAL BOVACONTI COFFEE SHOP . THE BUILDING ITSELF HAS SOME ART DECO ELEMENTS AND WITH THE GUIDANCE OF CHRISTINA JUST, WE HAVE DECIDED TO BRING IN SOME OF THE ART DECO ELEMENTS AND HIGHLIGHTS. SO, AS SOME OF THE ADDITIONAL LIGHT FIXTURES RIGHT THERE, ART DECO INSPIRED LIGHT FIXTURE HOLES SO LET ME JUST SCROLL TO THE LIGHT FIXTURES REAL QUICK TO GIVE YOU AN IDEA.

SO THE LIGHT FIXTURE IS THIS WALL SCONCE IN AGED BRASS WITH A PATTERN, A CRYSTAL PATTERN FOR THE DIFFUSER SO THAT IS A SMALL ART DECO ELEMENT. ANOTHER ONE WOULD BE THE FRONT COLUMN THAT WE ARE PROPOSING TO WRAP IN TERRA-COTTA KYLE -- TILE BLAZED IN THIS TEAL GREEN COLOR AND THEN THE BOTTOM OF THE COLUMN AND THE TOP OF THE COLUMN WOULD GET A BRASS BAND AROUND IT , WHICH IS A VERY DECORATIVE BUT ALSO VERY MUCH AND ART DECO INSPIRED ELEMENT. SO THERE ARE SMALL, NUANCED THINGS LIKE THIS THAT WE ARE PROPOSING TO ADD TO THE BUILDING WITHOUT OVERDOING IT AND MAKING IT LOOK FAKE. WE ARE JUST TRYING TO ADD THESE INTENTIONAL ELEMENTS TO BRING SOME OF THESE ART DECO STYLISTIC ELEMENTS TO IT. A GREEN COLOR AS WELL, OR THIS TEAL COLOR THAT WE ARE USING IS ALSO PART OF THE DECO COLOR PALETTE. AGED BRASS , TEAL , TERRA-COTTA . SPECIFIC ART DECO ELEMENTS WE ARE PROPOSING TO ADD. THIS IS KIND OF THE OVERALL-- THIS IS THE VIEW FROM THE COURTYARD SO WE ARE ALSO PROPOSING TO ADD AWNINGS TO THAT ELEVATION AS WELL AS AWNINGS ALL THE WAY AROUND. SO THERE IS AN AWNING LOOKING EAST AND HERE IS THE-- HOUR SOUTH ELEVATION. SOME DETAILS, SOME SIGNAGE. WE HAVE A SIGNAGE PACKET THAT WE'VE GONE BACK AND FORTH WITH THE SIGN REVIEW STAFF AND HAVE GOTTEN THE SIGNAGE MORE OR LESS TO WHERE IT NEEDS TO BE. THE BUILDING IN FOUNTAIN SQUARE IS VERY SIMILAR SCALE WISE, BUT WE WERE ABLE TO-- BECAUSE THE BUILDING IN FOUNTAIN SQUARE ALREADY HAD A LOT OF LAYERS OF HISTORY AND PAINT OVER THE BREAK , WE WERE ALLOWED TO PAINT A FULL-SIZED MURAL ON THE ENTIRE WALL OF THE BUILDING. SO THE BUILDING DOES HAVE A LOT MORE COLOR IN FOUNTAIN SQUARE AND A LOT BRIGHTER COLORS. ONLY, AGAIN, BECAUSE OF THE FULL-SIZED MURAL ON THE ENTIRE WALL.

AND EVEN THE FENCE AND THE LIGHT FIXTURE IN THE COURTYARD, THEY ARE ALL REPLICAS. FORTUNATELY THE WROUGHT IRON FRIENDS FENCE IS IN GOOD SHAPE AND ITS HIGH QUALITY. THE LIGHT FIXTURE IS QUESTIONABLE IN THE COURTYARD IN TERMS OF ITS QUALITY , SO WE ARE REALLY TRYING TO-- WE ARE SENSITIVE TO THE HISTORY AND THE SIGNIFICANCE OF THOSE ELEMENTS, AS WELL, AND THE ONES THAT ARE GOOD QUALITY AND, KIND OF, WITHSTOOD THE TEST OF TIME, WE ARE KEEPING THOSE.
