ENTERING THE ARTS DESIGN DISTRICT. IT IS A THREE-STORY MIXED USE BUILDING. THE FIRST FLOOR WILL BE RETAIL, OFFICE, AND AN ART GALLERY. THE SECOND FLOOR WILL BE CONDOMINIUMS. AND THEN THE THIRD STORY WILL BE AN HONOR -- OWNER OCCUPIED UNIT AS WELL. AND THEN HERE ARE THE PLANS. YOU CAN SEE THE FIRST FLOOR HERE IS ALL CAST STONE AND IT IS A BEAUTIFULLY DESIGNED BUILDING. AND THEN HERE IS THE BACK OF THE BUILDING WHICH CONTAINS PRIVATE GARAGES FOR ALL OF THE PRIVATE -- RESIDENCES FOR PARKING AND EACH WILL HAVE THEIR OWN GARAGE. AND THEN -- AS WE SCROLL DOWN HERE, HERE IS THE SITE PLAN IF YOU CAN SEE MY MOUSE. HERE'S THE ROUNDABOUT.

AND MAIN STREET. AND THEN HERE IS HOW THE ALLEY IS CURRENTLY DESIGNED. THERE ARE TWO OPTIONS THAT HAVE BEEN CONSIDERED FOR THIS PROJECT. THE STAFF WOULD LIKE TO DEFER THIS TO PLAN COMMISSION AND THE OCS TO SEE HOW THEY WOULD LIKE TO SEE THE ALLEY DESIGNED, IF THAT IS YOUR WISH. AND THEN HERE ARE THE FLOOR PLANS. I WILL PUT IT IN THE PACKET AS WELL AND THE ONLY OTHER COMMENT -- THIS PROPERTY HERE WILL BE DEDICATED AS RIGHT OF WAY. AND THE ENGINEERING DEPARTMENT WILL WORK WITH THE PROJECT TEAM TO COORDINATE HOW THIS INTERSECTION INTERACTS WITH THE ROUNDABOUT AND THEN HOW THIS INTERSECTION ALSO CONNECTS TO THE ROADWAY AND THE PROJECT. INCLUDE? >> I WATCHED THE PLANNING COMMISSION MEETING ABOUT THIS LAST NIGHT. THEY HAD A REALLY GOOD FEEDBACK BUT -- THE INTERESTING THING WAS A LOT OF THE PEOPLE DIRECTLY NEARBY COMPLEMENTING THE ARCHITECTURE OF THIS PROJECT. SINCE THIS WAS TABLED FROM FIRST INTRODUCTION, THE ARCHITECTURAL REVIEW COMMITTEE, THERE HAS ALREADY BEEN SOME SUBSTANTIAL CHANGES PLUS WE GET A GREATER SENSE OF SOME OF THESE ENHANCED RENDERINGS. THE ONLY LINGERING QUESTIONS THAT NEIGHBORS HAD WERE ABOUT THE ALLEY WAY BUT I THINK WE REACHED A GOOD COMPROMISE WITH THE ONE-WAY TO KIND OF REDUCE ANY EFFECTS ON THE NEIGHBORS. BUT I DO SUPPORT THE ALLEY STILL BEING THERE AS A CITY ASSET. NOT ONLY FOR FUNCTION BUT I ALWAYS BELIEVE IN THE CONNECTIVITY BECAUSE IT IS A SAFETY THING. ANYTIME SOMEONE NEEDS TO GET SOMEWHERE, WE NEED TO HAVE CONNECTIVITY. SO, I THINK EVERYONE FOR WORKING HARD ON THIS. AND ESPECIALLY ALL THE WORK YOU DID WITH THE NEIGHBORS. AND I WILL -- YOU WANT TO MAKE A MOTION

AND SOME OF THE NEIGHBORS THOUGHT THAT WAS TWO -- TOO HIGH. THEY REMOVE THE FOURTH STORY FOR ACCESS TO ACCOMMODATE THOSE DESIRES. THAT WAS THE BIGGEST CHANGE.
