ACTIVITIES OF THE REDEVELOPMENT COMMISSION LAST MONTH AT EXCITING TIMES IN THE CITY. SOME DAYS ARE -- AND SOMEONE IS DOING CONSTRUCTION KIND OF WEATHER, ESPECIALLY LAST MONTH AND LOTS OF STUFF HAPPENING IN CITY CENTER. THE -- BUILDING IS FINISHING OUT AND STARTING TO WORK ON SOME OF THAT WITH RETAIL. THE WINDSOR BUILDING IS, OF COURSE, FINISHED AND IS NOW LEASING AND WORKING ON ITS FIRST RETAILER. IF YOU DRIVE BY THE SQUARE SITE , YOU CAN SEE THEY HAVE DUG OUT THE UNDERGROUND PARKING THEY NEED. THEY STARTED SHORING UP AGAINST THE ROADS.

THAT PROJECT IS IN FULL SWING. WILL GET TO SPEND THE NEXT YEAR AND A HALF-TWO YEARS WATCHING A LOT OF CONSTRUCTION ON THAT SITE. A BEAUTIFUL BUILDING. FIRST ON MAIN IS FINISHED. THEY ARE FINALIZING CONDOS NOW. MAGNOLIA IS WORKING ON THEIR NEXT TWO BUILDINGS. THE MUSE. THIS IS ONE 16TH STREET. THEY ARE FINALIZING THEIR FIRST FLOOR TENANTS. THERE IS A SUSHI PLACE THAT GOD ANNOUNCED AT A THAI PLACE THAT I LOOK FORWARD TO TRYING BOTH OF THOSE . -- CONDOS, THAT CONSTRUCTION SHOULD BEGIN ANYTIME. THEY ARE GOING TO MOBILIZE SOON. LOOKING FORWARD TO THOSE RETAIL ANNOUNCEMENTS. THINKING OF RETAIL, NEXT MONTH, WE SHOULD SEE THE GRAND OPENING OF THE 1933 LOUNGE AND A PUBLIC PARK PARTNERSHIP THAT IS ADDRESSED AS THE SOUTH GRANGE LINE. ACROSS THE STREET FROM THE DESIGN CENTER. LOOKING BEAUTIFUL. LOTS OF PROGRESS BEING MADE OVER AT OLD MERIDIAN AND MAIN STREET AT ICON ON MAIN. ALTHOUGH THAT BEAUTIFUL PLAZA YOU SEE T■HERE S PROBABLY NOT HAPPENING UNTIL EARLY NEXT YEAR. LOTS OF PROGRESS BEING MADE AT THE AT&T SITE IN MIDTOWN. THE OFFICE BUILDING HAS GOT ITS SHELL . IT ALSO HAS ITS FACADE UP AND YOU CAN SEE THE STICKS GOING UP ON THE MULTI FAMILY ADJACENT TO IT. THAT ENTIRE HALF IS TRANSFORMING. FINALLY, BECAUSE WE ARE GOING TO TALK ABOUT THIS LATER, ONE OF THE PROJECTS GETTING READY TO MOVE FORWARD IS CALLED -- PLAZA. LATER ON YOU CAN HAVE THE THREE VOTES INSTEAD OF ME GOING BACK AND FORTH FOR THIS PROJECT HAS ALREADY GONE THROUGH SOME COUNSEL. AS WE KNOW, THE FIRST STEP IS HERE AT THE -- STAGE. WE GO TO THE PLANNING COMMISSION , THEN THE CITY COUNCIL, AND THEN BACK AGAIN TO THE --. WE HAVE THREE SEPARATE RESOLUTIONS WITH SEVEN DIFFERENT ALLOCATION AREAS . THE REASONING FOR THAT IS TO BE MOST ADVANTAGEOUS FOR THE DEVELOPER FOR THE TIMING OF THE ALLOCATION AREAS. IN WHICH BONDS THEY WANT TO PLEDGE EACH OF THOSE ALLOCATION NUMBERS TO . WITHOUT, WE WILL GO INTO THE FIRST RESOLUTION. THE FIRST PART OF THIS RESOLUTION REMOVES THE ORIGINAL GRAMERCY EAST YOU SEE IN THERE IN THE REDDISH ,/PINKISH COVER -- COLOR. AND SOME NEW MULTIFAMILY DEVELOPMENTS. PHASES TWO AND THREE INCLUDE TOWNHOMES ALONG KINZER AVENUE, JUST SOUTH OF THAT AS WELL. THAT COVERS THE FIRST RESOLUTION. THE SECOND RESOLUTION COVERS GRAMERCY EAST PHASE FOUR. YOU SEE THE RENDERING THERE OF WHAT THAT IS SUPPOSED TO LOOK LIKE. THIS WILL INCLUDE CONDOS WITH RETAIL AND A FLOATING STRUCTURE PARKING UNDERNEATH THE CONDOS. THAT WAS PHASE FOUR BUT AGAIN, IT'S A DIFFERENT RESOLUTION AND BECAUSE OF THE TIMING, THEY GO TO A DIFFERENT BOND THAN THE FIRST THREE PHASES. AND THEN THE THIRD RESOLUTION. THE FIRST PART IT DOES IS EVERYTHING YOU SEE THERE HIGHLIGHTED, ALL OF THOSE PARCELS IN THE ECONOMIC DEVELOPMENT AREA. SO WE HAVE TO INCLUDE THOSE INTO THE AREA FIRST . AND AFTER THAT, WE CREATE THESE THREE NEW ALLOCATION AREAS WITHIN THE EXPANDED AREA. SO GRAMERCY EAST FIVE, SIX, AND SEVEN ARE ADDED HERE BUT YOU CAN FEEL RENDERING ON THE RIGHT OF WHAT PHASE SEVEN IS SUPPOSED TO LOOK LIKE .

AGAIN, THAT PORTION WE REFER TO AS KIND OF A MARKETPLACE BUT WE WILL HAVE SOME ADDITIONAL TOWNHOMES . AGE TARGETED COMPONENTS. AND THEN THE TRADITIONAL MULTIFAMILY PARKING GARAGE PLAZA AND RETOLD THEIR ON THE SIDE THAT GOES AGAINST -- DRIVE. THE TOWNHOMES MAY HAVE SOME, BUT MOST OF THE TIME, THESE DEVELOPMENTS ARE USUALLY A LOT OF TIMES EMPTY-NESTERS OR YOUNGER PROFESSIONALS THAT WE HAVE SEEN.

TO GET A THREE BEDROOM UNIT AND A LOT OF MULTI FAMILY, YOU HAVE GOT TO KIND OF BE ON THE CORNER BECAUSE OF FIRE RESTRICTIONS.

THIS IS THE ARDALAN PLAZA PROJECT THAT YOUR RESOLUTION WILL ALLOW THE REDEVELOPMENT COMMISSION TO RETURN TO A PROJECT AGREEMENT WITH THE TERMS THAT HAVE BEEN PRESENTED TO COUNCIL AND TO EVERYONE ELSE. THIS ALLOWS US TO PUT IN THE PROJECT TWO OF THE PARCELS THAT MAKE UP THESE FOUR PARCELS. THE REDEVELOPMENT COMMISSION IS CONTRIBUTING THAT.

REMEMBER THE COMMISSION IS ALSO RECEIVING ALL THE TIF BACK ON THIS PROJECT . BASICALLY, THIS MEMORIALIZES THE TERMS OF THE AGREEMENT WE HAVE TO MAKE SURE THE DEVELOPER BUILT THIS EXACT PRODUCT. THE TERMS OF THE AGREEMENT ALSO HAVE A TAX AGREEMENT TO ENSURE RETAIL ON THE FIRST FLOOR STAYS PACKED.
