OUR VISION IS PRESENTING CITY COUNCIL FOR THE PARCELS TO CONTINUE THE SAME DEVELOPMENT STANDARDS AND ARCHITECTURAL TOWNHOME UNITS AS CURRENTLY CONSTRUCTED IN THE PREVIOUS SECTIONS OF JG VILLAGE.

SITE PLAN DOES FOLLOW THE CONCEPT PLAN IN THE APPROVED PUD , VEHICULAR ACCESS IS MAINLY PERVADED THROUGH ALLEYS LEADING TO GARAGES ON THE REAR OF THE TOWNHOMES AND MOST OF THE SPACE IS COMMON AREA AND DO NOT HAVE DIRECT ACCESS TO THE STREET. BECAUSE OF THIS ONE OF THE COMMENTS FROM THE FIRE DEPARTMENT WAS REQUESTING THE ALLEYS BE WIDER AT 20 FEET SPECIFICALLY F AND G SINCE THOSE LOTS DO NOT HAVE ACCESS FROM THE PUBLIC STREET. SIDEWALKS ARE PROVIDED THROUGHOUT THE DEVELOPMENT AND CONNECT TO THE EXISTING PROPOSED SIDEWALKS AT JACKSON'S GRAND VILLAGE AND IT WILL BE INSTALLING A 10 FOR ASPHALT PATH ON 116TH STREET, HOWEVER WE HAVE REQUESTED ADA ACCESSIBLE ROUTE FROM THAT PATH ON 116TH STREET TO THE NEIGHBORHOOD RIGHT NOW THEY SHOW SEPARATE STAIRS TO CONNECT TO THE 116TH STREET PATH. WE HAVE REQUESTED ADA ACCESSIBLE ROUTE INSTEAD, THEY'RE PROPOSING 34 NEW PARKING SPACES WITH THIS DEVELOPMENT EAST OF THE TOWNHOMES AND ADJACENT TO BE APPROVED COMMERCIAL AREA. SOME OTHER COMMENTS FROM ENGINEERING THAT NEED TO BE ADDRESSED INCLUDE THE ALLEYS, USUALLY, THEY'RE SHOWING INVERTED AND WE REQUIRE EITHER INVERSE SLOPE OR , A CROWN , CROWN OR TRANSVERSE SLOPE ALLEY WHICH HELPS WITH MAINTENANCE. BETTER BUILDING TECHNIQUE SO YOU DON'T HAVE AS MUCH WATER RUNNING TO THE MIDDLE WHICH THEN CAN LEAD TO DETERIORATION OR BREAKING UP IN THE MIDDLE OF THE ALLEY SO YOU HAVE REQUESTED TO FOLLOW THE CITY'S CROSS-SECTION FOR ALLEYS FOR THAT'S. ENGINEERING DEPARTMENT HAS REQUESTED MONETARY COMMITMENT THE COST TO CONSTRUCT A FULL LANE WIDTH IN FRONT OF THE FRONTAGE NOT JUST THE PATH, BUT ALSO EXTENDING THE STREET TO ALLOW FOR A FULL LANE TO BE BUILT IN FRONT FOR THE THOROUGH FAIR PLAN. THE TOWNHOMES WILL FOLLOW PREVIOUS APPROVALS FOR THE ARCHITECTURE , FOR THE OTHER SECTION OF JACKSON'S GRAND VILLAGE SO WE WON'T NEED TO APPROVE ADDITIONAL ARCHITECTURE FOR THAT. PETITIONER DID SUBMIT LANDSCAPE PLAN AND THE URBAN FORSTER IS REVIEWING THAT FROM THE SECOND ROUND OF SUBMITTAL.

MOSTLY IT LOOKS PRETTY GOOD, THEY ARE PROVIDING THE 20 FOOT GREEN BELT IN FRONT OF THE TOWNHOMES ALONG 116TH STREET.

AND THEN THE PETITIONER SAY THEY ARE NOT PROPOSING GREEN OR SUSTAINABLE BUILDING PRACTICES WITH THE PROJECT. WE DO HAVE SEVERAL OUTSTANDING ITEMS FROM THE FIRST ROUND OF REVIEWS IN PROJECT DOCUMENTS AND WE WOULD NOT RECOMMEND THIS ITEM BE SENT TO THE SEPTEMBER 30 PLAN COMMISSION COMMITTEE MEETING FOR FURTHER REVIEW WITH COMMITTEE HAVING FINAL VOTING AUTHORITY.
