LEPPERT MORTUARY IS HERE SEEKING FOUR VARIANCES FROM RANGELINE ROAD OVERLAY DISTRICT THIS EVENING ON EXISTING SITE LOCATED AT 900 NORTH RANGELINE ROAD. THAT SITE IS APPROXIMATELY 2 ACRES AND INTERESTINGLY ON THAT SITE IS MORTUARY USE SINCE 1800'S AND THE CURRENT BUILDING THAT SITS THERE WAS BUILT IN THE 1950S. IT WAS FORMALLY THE SMITH FUNERAL HOME ON THAT SITE. AND THEN LEPPERT MORTUARY PURCHASED THAT PROPERTY IN 1999. LEPPERT IS SEEKING TO ADD APPROXIMATELY 2,950 SQUARE FEET TO EXISTING BUILDING. SO THAT THEY CAN HAVE A MULTI-PURPOSE ROOM AS WELL AS THEY ARE GOING TO ADD LANDSCAPING, AND RAIN GARDEN AND WATER FEATURE AND BENCHES. THE PROPERTY IS NORTH OF UTILITY [00:05:06] SUBSTATION THERE, SMOKY ROAD AND RANGELINE ROAD AND THE CEMETERY ACROSS THE STREET. THERE IS A PHOTOGRAPH OF THE EXISTING BUILDING LOOKING TO THE WEST FROM RANGELINE ROAD. AND THEN HERE IS A PHOTOGRAPH LOOKING TO THE NORTH. YOU CAN SEE THE ENTRANCE TO THE BUILDING IS LOCATED ON 10TH STREET NORTHWEST, THE WAY IT'S ALWAYS BEEN CONFIGURED. AND FRONT DOESN'T FACE RANGELINE ROAD A PURPOSE OF ONE REQUEST OF VARIANCE. AND THERE YOU SEE THE FACILITY THAT PHOTO FROM ENTRANCE NORTHWEST, 115 FEET FROM RANGELINE ROAD TO EXISTING BUILDING AND THE EXISTING BUILDING IS A ONE-STORY BUILDING. AS INDICATED SEEKING FOUR VARIANCES FROM RANGELINE ROAD OVERLAY DISTRICT. THE FIRST WITH RESPECT TO THE BUILDING FRONTAGE, THE OVERLAY DISTRICT WOULD REQUIRE 70 FOOT OF BUILDING FRONTAGE ALONG RANGELINE ROAD. THE CURRENT BUILDING IS APPROXIMATELY 36% FRONTAGE ON RANGELINE ROAD AND ASKING FOR A VARIANCE TO MIRROR SUBSTANTIALLY WHAT EXISTS ALONG RANGELINE ROAD FOR FRONTAGE. AND SECOND LOOKING TO MAINTAIN THE BUILDINGS ORIENTATION AND THAT PRIMARY ENTRANCE IS ON 10TH STREET NORTHWEST THAN TURNING THE BUILDING AND OBVIOUSLY LIMITATIONS CANNOT DO THAT. THE THIRD VARIANCE WE WOULD LIKE FOR THE EXPANSION TO MIRROR WHAT CURRENTLY EXISTS THERE, THAT BEING A ONE-STORY BUILDING THAT IS APPROXIMATELY 25 FT. 6 INCHES IN HEIGHT AND THE EXISTING BUILDING IS ONE STORY AND LOOK TO MATCH THAT ON THE EXPANSION. AND SECONDLY THE BUILDING SET-BACK LINE WE WOULD LIKE A VARIANCE TO ALLOW FOR THE EXPANGZ--EXPANSION 77 FEET FROM THE PROPERTY LINE THAN THE 10 FOOT CALLED FOR IN THE OVERLAY DISTRICT. THIS IS A PHOTOGRAPH OF WHAT WE INTEND FOR THE EXPANSION TO LOOK LIKE. MEET ALL REQUIREMENTS FROM OVERLAY DISTRICTS FROM AES AESTHETICS AND BUILDING MATERIALS AND LOCATED THERE. AND THE EXTRA LANDSCAPING BETWEEN THE BUILDING AND RANGELINE ROAD AND AN ADDITION AND FACE SOUTH TO 10TH STREET TO NORTHWEST. HERE ARE SOME ARCHITECTURAL DRAWINGS AND THE EXISTING BUILDING AND TO THE EAST IS THE PROPOSED BUILDING. AND THE SIGNIFICANT LANDSCAPING ADDED OUTDOORS WITH THE RAIN GARDEN AND THE WATER FEATURE AND BENCHES, TO GIVE IT A VERY NICE VIEW FROM RANGELINE ROAD IF THESE VARIANCES ARE APPROVED. QUICKLY TOUCH ON THE STAFF REPORT, THE PLANNING AND ZONING OFFICE SUPPORTS THE BUILDING REQUEST TO BRING THE BUILDING CLOSER TO THE STREET AND IMPROVEMENT TO ADD TO THE COR CORRIDOR. AND THE DEPARTMENT OF COMMUNITY SERVICES RECOMMENDS POSITIVE REQUESTS AND ADOPTION OF FINDINGS OF FACT. IN SUMMARY THE EXISTING ONE-STORY BUILDING BUILT IN THE 1950S, THE VARIANCES ALLOW FOR EXPANSION OF EXISTING BUILDING WITH NEW LANDSCAPING AND IMPROVE THE STREETSCAPE ALONG RANGELINE ROAD AND MODERNIZATION OF THE EXISTING BUILDING. AND THE DEPARTMENT OF COMMUNITY SERVICES RECOMMENDS A POSITIVE CONSIDERATION OF THESE VARIANCE REQUESTS.
