AT THE MEETING WE STATED THAT THE CRC STAFF REVIEWED THE PROJECT WITH OTHER CITY DEPARTMENTS AND RECOMMENDED APPROVAL. I WANTED TO MAKE NOTE THAT THIS REVIEW AND SUBSEQUENT APPROVAL EXCLUDED THE ARCHITECTURE OF THE TOWNHOMES THAT IS GOING TO BE REVIEWED AT A LATER DATE. THE DEVELOPER IS GOING TO SUBMIT ARCHITECTURE OF THE TOWNHOMES DETAILS WITH THE CRC AND CONTINUED COORDINATION OF SITE LAYOUT WITH THE PROCESS. WE ARE NOW SEEKING TO ENTER INTO AN AGREEMENT WITH TERMS BEING MORE MOBILIZED WHERE THE CRC WOULD PUT THE LAND AND DEVELOPER WOULD BUILD THE OFFICE BUILDING ON THE WEST SIDE OF DEVELOPMENT YOU SEE THE 1933 LOUNGE IN THE FIRST FLOOR AND THE DEVELOPER WOULD THEN ALSO BUILD TOWNHOMES ON THE EAST SIDE OF THE BUILDING.THOSE WOULD BE FOUR-STORY TOWNHOMES. THE REDEVELOPMENT COMMISSION WOULD KEEP ALL THE TIF. THERE'S A PROJECT SUMMARY ON THE SLIDE I'M SHOWING THAT ACTUALLY SHOWS THE CONTRIBUTIONS OF THE CRC AND WHAT THE CRC GETS BACK. YOU SEE ANNETTE CASH POSITION IF WE GO AT A 3% INTEREST RATE OF $-500,000. THIS MEANS WE ARE ABOUT HALF $1 MILLION ALL IN TURNING A COUPLE DILAPIDATED BUILDING, RENTALS AND REALLY NOT VERY ECONOMIC PROPERTY ACROSS THE STREET FROM DESIGN CENTER INTO A DESTINATION RESTAURANT . MORE CORPORATE JOBS AND MORE FOR-SALE HOUSING. AS A RETURN ON INVESTMENT PEOPLE ARE GOING TO PAY MONEY TO BUY THOSE TOWNHOMES AND THE INCOME TAXES THAT THEY RECEIVE CASH EARN IS GOING TO BENEFIT THE CITY BECAUSE THE CITY DOES RECEIVE A PORTION OF INCOME TAXES OF ITS RESIDENTS. IT'S GOING TO CREATE RETAIL . THIS IS FROM A NET ROI . IT'S A GREAT DEAL FOR THE CITY. THIS HAS ALREADY BEEN APPROVED BY COUNSEL WHEN THEY ALLOWED US TO USE A TIF BOND TO BUY THE LAND. THERE IS GOING TO BE A PAYMENT IN ADDITION TO TAXES.
I GUARANTEE THAT WILL HAVE THE DEVELOPER START PAYING MONEY TO US I THINK 2 1/2 YEARS. THAT PAYMENT WOULD HIT FOR THEM STARTING THE TOWNHOMES. THAT GUARANTY IS GOING TO ENSURE THAT WITHIN A CERTAIN AMOUNT OF TIME THEY WILL BUILD THE TOWN. I HAVE NO DOUBT THAT WILL HAPPEN. THOSE

IT'S GENERALLY A LUXURY APARTMENT PROJECT. $75 MILLION INVESTMENT INTO THE CITY . 581 PARKING SPACE GARAGE. 75% OF WHICH IS FREE AND OPEN TO THE PUBLIC.
IT'S TOUGH TO SEE IN THE RENDERING BUT THERE WILL BE A PUBLIC PLAZA THAT WE WILL CONTINUE TO WORK ON THAT WILL BE AT THE CORNER OF THAT INTERSECTION . THERE ARE GOING TO BE PUBLIC BATHROOMS PART OF THE PLAZA. WE EXPECT IT TO BE AN EXCITING ADDITION TO THE OLD MERIDIAN COURT ORDER. THIS IS A TIF SPLIT DEAL. WE'VE HAD THE RESOLUTION AND IT'S MAKING ITS WAY THROUGH COMMISSION AND GOING TO CITY COUNCIL NEXT. THE BOND HAS ALREADY BEEN APPROVED. THIS IS ONE OF THE LAST STEPS INTO MAKING THIS PROJECT HAPPEN. THE ARCHITECTURE IS BEAUTIFUL AND LOOKING FORWARD TO THIS BEING BUILT . THE HEELS OF THE SIGNATURE PROJECT NORTH OF HERE ARE TOTALLY TRANSFORMING THE OLD MERIDIAN INTERSECTION. I WILL ALSO POINT OUT THE PLAZA TODAY PAYS $30,000 A YEAR IN TAXES AND ONCE THIS PROJECT IS A BUILT , FOR THE SCHOOLS ALONE, IT'LL GENERATE $140,000 A YEAR OF NEW REVENUE. AT AN EARLIER MEETING THE CITY COUNCIL VOTED TO INSTEAD ALLOCATE $1.5 MILLION TOWARD IMPROVEMENTS AT THE PALLADIUM. WHEN THAT MOVES FORWARD WE WILL HAVE A RESOLUTION FOR THE REDEVELOPMENT COMMISSION TO EQUALLY ALLOCATE THOSE FUNDS FOR THAT USE. FOR NOW, WE ARE DOING THIS TESTING AND ENGAGEMENT OF THE ACOUSTICAL EXPERT TO HELP US MOVE FORWARD WITH THOSE ENHANCEMENTS TO THE PALLADIUM SO WE WILL HAVE FURTHER RESOLUTIONS LATER ON THAT MATCH ALL THAT AND EFFECTUATE ALL THAT.
