THE AMENDMENT WAS TABLED PREVIOUSLY TO THE JUNE 27 MEETING. AT COMMITTEE WE HEARD THE ANDREWS PUD THAT WAS DISCUSSED. THEY CONTINUED IN AND WE DECIDED TO GIVE THEM MORE TIME TO WORK THROUGH ITEMS AND MAY BE GET BACK WITH SOME OF THE NEIGHBORS AS WELL.

LISTED ON THE AGENDA AS WELL AS THE COMMITTEE OF THE WHOLE FOR THE PRAIRIE REZONED THAT WAS DISCUSSED AT THE LAST MEETING AND THAT WAS CONTINUED UNTIL JUNE 29.

IT IS TO DOCKETS. PUBLIC HEARINGS, OF THE CLAIMS COMMISSION RULES PROVIDE FOR 15 MINUTE PRESENTATIONS BY THE PETITIONER FOLLOWED BY PUBLIC COMMENT UP TO 20 MINUTES.

THE PETITIONER CAN THEN RESPOND TO THE COMMENTS FOR 5 MINUTES.

AND DOCKET NUMBER PZ-2023-00096 PP/SP: REQUIRED A 100-FOOT -- AND DOCKET NUMBER PZ-2023-00065 V: UDO SEC. 2.08 AND 20-FOOT IS REQUESTED HERE. THE APPLICANT SEEKS APPROVAL TO SPLIT ONE PARCEL INTO FOUR RESIDENTIAL LOTS LOCATED 11400 WESTFIELD BOULEVARD. THE PETITION WAS FILED BY ANDREW ON BEHALF OF KEVIN SILVIUS. THE FLOOR IS YOURS.

HERE TONIGHT ON BEHALF OF OUR CLIENT TO SUCCEED, KEVIN AS BEEN A FAMILY REPRESENTATIVE FOR OUR PETITION.

HE IS IN THE AUDIENCE TONIGHT AS WELL AS SOME OTHER FAMILY MEMBERS. ALSO WITH US IS AND THE CASH.

WE ARE PROPOSING A SUBDIVISION THAT IS CURRENTLY DEVELOPED WITH A HOME BUILT IN 1950. SO WITH THREE NEW BUILDING SITES, ALL LOTS WILL HAVE FRONTAGE ON WESTFIELD BOULEVARD.

WE DO ANTICIPATE ONE OF THESE LOTS UTILIZING THE EXISTING DRIVEWAY AND WE WILL HAVE AND EGRESS EASEMENT TO ACCOMMODATE THAT. WE ARE SEEKING A LOT, YOUR ORDINANCE STANDARDS AND TOTAL WIDTH IS 295 FEET SO WE ARE ASKING FOR A REDUCTION TO 20 FEET ON ONE OF THE LOTS WON OF THE FACTORS WE RUN INTO IS IN ORDER TO PROVIDE FOR ADDITIONAL

BILLING SITES, THAT DETENTION AREA WILL BE A DRIED DETENTION POND AND IT HAS TO BE IN ITS OWN COMMON AREA.

BECAUSE OF THE PROPERTY THAT IS SITUATED IN THE SOUTHEAST PORTION TAKING UP FRONTAGE. WE HAVE DONE THROUGH TECHNICAL REVIEW ON THIS. MOST COMMENTS HAVE BEEN CURSORY DOCUMENTATION THAT WE HAVE BEEN ABLE TO ADDRESS.

THERE IS A GAS PIPELINE THAT RUNS ON THE NORTH SIDE OF THE PROPERTY. WE WILL NOT BE DISTURBING THAT NOR GETTING INTO THE PIPELINE EASEMENT.

WE WILL BE TAPPING INTO THE SLOWER THAT RUNS SOUTH OF THE GAS LINE. THE CITY'S THOROUGHFARE PLAN CALLS FOR A PATH ON WESTFIELD BOULEVARD.

AT THIS LOCATION WE WILL BE MAKING A CONTRIBUTION.

THE FIRST RIGHT OF WAY 45 FEET FROM THE CENTER OF WESTFIELD.

JUST TO WRAP UP THINGS FOR THIS INTRODUCTION, I WILL LET YOU ASK QUESTIONS. THE PURPOSE IS TO PROVIDE BUILDINGS FOR FAMILY MEMBERS AND REFLECTING THAT WE WILL BE CHANGING THE NAME OF THE SUBDIVISION, SORT OF A PLACEHOLDER ROBBINS MINOR SUBDIVISION.

SO THIS PLOT IS A LITTLE DIFFERENT THAN SOME THAT WE SEE.

IT IS CONSIDERED A MINOR SUBDIVISION.

THE PETITIONER IS PROPOSING TO SPLIT IT INTO FOUR LOTS.

THREE ARE CLOSER TO WESTFIELD BOULEVARD AND THE CURRENT HOME WILL BE TO THE BACK THERE. LOTS 1-3 WILL HAVE ACCESS OFF OF THE CURRENT DRIVEWAY. PART OF THE ENGINEERS DEPARTMENT SUBDIVISION WILL ALSO BE PROPOSING RUNOFF DRAINAGE AND A COMMON AREA. THE TREES ARE PROPOSED TO BE SAVED. THERE WILL BE ADDITIONAL TREES NEAR THE POND. AS THE PETITIONER STATED THEY HAVE REDUCED THE LOT WITH AND THAT IS BEING REVIEWED AS THE COMMON COMMITTEE PROCESS. THEN THEY WIDEN OUT FURTHER SO THEY WILL THEN IT GETS WIDER TOWARDS THE BACK THIS WILL GIVE EACH PROPERTY SOME FRONTAGE ALONG WESTFIELD BOULEVARD.

WE DON'T BELIEVE THIS WILL HAVE A NEGATIVE EFFECT WE DO RECOMMEND YOU APPROVE THIS ITEM AND YOU WILL NEED TO VOTE TO THEY WOULD STILL HAVE TO MEET HEIGHT REQUIREMENTS AND WE WILL REVIEW THAT WHEN THE BUILDING PERMITS COME IN.
