NICK WILL OVERSEE THE CRC AND THE BROADER ECONOMIC GOALS THAN THE CITY HAS EVER HAD BEFORE. IT IS DEEPENING THE AMOUNT OF PEOPLE WE HAVE IN THE CITY AND THAT IS A POSITIVE THING .

FIRST, FOR THE FIRST TIME EVER, OUR PARTNERS AT THE HOTEL CARMICHAEL HEADQUARTER CAME TO CITY COUNCIL AND THE MAYOR -- AT THE MAYOR'S REQUEST AND DISCLOSED IN PUBLIC HOW WELL THE HOTEL CARMICHAEL HAS BEEN
PERFORMING FINANCIALLY. >> IT IS CERTAINLY SOMETHING WE HAVE ALWAYS KNOWN. BUT I THINK THAT THERE WERE SOME DOUBTERS AND SKEPTICS AS THERE ALWAYS SHOULD BE BECAUSE WE SHOULD ALWAYS QUESTION WHAT THE GOVERNMENT IS DOING. BUT I THINK THAT THE NEWS ABOUT THE HOTEL CARMICHAEL'S PERFORMANCE IS INCREDIBLY POSITIVE. IT WAS ABOUT AN HOUR LONG CONVERSATION, FRANKLY. AND I KNOW THAT PEOPLE HAVE STUFF TO DO SO I WOULD POINT PEOPLE TO THE CITY COUNCIL MEETING ON

MONDAY TO WATCH THAT. IT IS INCREDIBLE AND THE HOTEL PERFORMANCE HAS BEEN PRETTY GREAT. THE OTHER THING I WANT TO POINT OUT IS ALSO ON MONDAY, THE MAYOR UNVEILED THE CONCEPT OF A UNION FOOD HALL. BUT MORE THAN A FOOD HALL. PART OF A LARGER SELF PROJECT. THERE WAS GOOD DISCUSSION AT CITY COUNCIL ABOUT IT. CITY COUNCIL AND UPLOADING 9-0 ON ESSENTIALLY A RESOLUTION TO CONSIDER FUNDING THE FOOD HALL AND THE UNION PROJECT AND DO EVERYTHING TO MOVE IT FORWARD, KNOWING THAT WE ARE ALSO GOING TO RELY ON SOME OUTSIDE OF THE CITY FUNDING SOURCES AND SO WE ARE MOVING ALL OF THAT FORWARD AND I HOPE TO HAVE MORE INFORMATION ON THAT. AGAIN, IT WAS A VERY THOROUGH PRESENTATION ON THE UNION AT CITY COUNCIL. PROBABLY ABOUT HALF AN HOUR. I WOULD ENCOURAGE ANYONE WASHING --WATCHING THIS TO GO BACK AND WATCH THE CITY COUNCIL PRESENTATION. ALL OF THAT BEING SAID, WE ARE MOVINGALONG AND A LOT OF CONSTRUCTION GOING ON. I JUSTCAME FROM THE CITY COUNCIL LANDAFTER WHICH IT WILL TO COUNCIL AND FINANCE COMMITTEE. TO THE LAND-USE DISCUSSED OF THE URBAN PLANNING NATURE OF THE PROJECT AND FINANCE WILL DISCUSS THE NUMBERS. BUT I THINK THAT IS GOING THROUGH SMOOTHLY. AND LARISSA COMES BACK NEXT WEEK FROM MATERNITY LEAVE AND WE ARE EXCITED TO HAVE HER BACK. A CHANCE, DO THEY? >> I WILL SAY THIS. FOR THE PAST FEW YEARS, THEY HAVE ATTEMPTED TO ADD ADDITIONAL UNITS TO THE HOTEL BY CONSTRUCTING THEM AND HAVING THE HOTEL RENT THEM FOREVER AND PAY AN ANNUAL OR MONTHLY ONGOING COST TO RENT THE ADDITIONAL ROOMS TO UTILIZE.
WE HAVE SAID NO TO THAT EVERY SINGLE TIME. OBVIOUSLY, ULTIMATELY, IT IS THE MAYOR PATIENTS DECISION. I FEEL LIKE NO ONE WANTS TO PUT EXTRA ADDITIONAL MONEY INTO THE CARMICHAEL. IT IS DOING EXACTLY WHAT WE WANT IT TO DO.
THIS PET CORE PROPOSAL IS MUCH DIFFERENT. IT IS THAT THEY WOULD BUILD OUT THE ROOMS, A LARGER EXTENDED-STAY KIND OF ROOMS AND THE HOTEL CARMICHAEL WOULD JUST ADD THE ROOMS TO ITS INVENTORY AND LEASE IT OUT THE WAY THEY WOULD ANY OTHER ROOMS THROUGH THE MARRIOTT SYSTEM. THE HOTEL CARMICHAEL, WOULD JUST GET A FEE FOR DOING THAT. IF WE ENSURE THAT THE QUALITY IS THERE, WE ACTUALLY HAVE A CHANCE FOR ADDITIONAL REVENUE WITH $0 OF INVESTMENT. FOR THAT TO HAPPEN, I BELIEVE MARRIOTT DOES HAVE A PERIOD OF TIME THAT THEY NEED THAT TO BE LOCKED IN AT. I DON'T REMEMBER IF IT IS FIVE OR 10 YEARS BUT IT IS SOMETHING. IT HAS BEEN FLOATED TO US BUT THE STAFF IS NOT HAD A CHANCE TO FULLY THAT THE NUMBERS WHICH IS WHY I SET QUIETLY WHEN PET CORE PITCHED THIS. GOOD FOR THEM.
WHY MISS THE CHANCE, YOU KNOW. IT CERTAINLY SEEMS LIKE A MUCH MORE POSITIVE DEAL FOR THE CITY THAN THE LAST VERSION OF IT.
BUT I DO THINK THAT WE TAKE TIME TO FULLY STUDY IT. I ALSO APPRECIATE THAT THESE ARE ALMOST EXTENDED-STAY ROOMS SO THEY ARE NOT COMPETING WITH THE CARMICHAEL ITSELF. WE ARE LOOKING AT A COUPLE OF OTHER PROJECTS THAT MIGHT HAVE EXTENDED-STAY OPTIONS. WHAT IS WORTH NOTING IS THAT MOST OF THE EXTENDED-STAYS WILL GET BOOKED UP THROUGH MARRIOTT POINTS, REALLY BY A CERTAIN CLASS OF TRAVELER, PEOPLE THAT USUALLY STAY AUTOGRAPH HOTELS. EVEN IF WE ADD ADDITIONAL EXTENDED-STAY OPTIONS, THIS IS NOT COMPETING WITH THAT. IT IS AT A DIFFERENT LEVEL. IT IS A WHOLLY DIFFERENT CLIENT THAT WANTS TO STAY AT AN AUTOGRAPH HOTEL EXTENDED-STAY EXPERIENCE

COMPARED TO -- I DON'T KNOW, IS HOW THE INN EXPRESS EXTENDED-STAY? WHATEVER YOU CAN FILL THE BLANKET WITH PICK THE STEP NEEDS TO GET THE PROPOSAL BUT IT IS BETTER THAN ANYTHING WE HAVE SEEN IN THAT VEIN.>> HENRY, WHAT SPACE WOULD BE AVAILABLE? THERE HAS TO BE SOME POINT, A BREAKING POINT WHERE THE ROOMS HAVE EITHER GOT TO BE COMMITTED TO AN EXPANSION OR OTHERWISE USED OR SOLD.

THEY JUST NEED TO FIGURE OUT IF THEY ARE GOING IS BEEN WAY MORE MONEY TO PUT THE KIND OF FFNE INTO THE ROOMS THAT MATCH THE EXPERIENCE YOU ARE LOOKING FOR AT THE CARMICHAEL. THEY ARE EITHER SPENDING WAY MORE TO MAKE THEM CARMICHAEL ROOMS OR THEY ARE NOT SPENDING ANY MONEY AND JUST RENTING THEM OUT OF SOMETHING UNRELATED TO THE HOTEL. I THINK BECAUSE OF WHERE IT IS ADJACENT TO THE HOTEL. THERE IS A CHANCE FOR THAT SECOND FLOOR, MAIN FLOOR HALLWAY, TO EXTEND DIRECTLY IN SO THERE IS A LOT OF BENEFIT THAT CAN COME FROM THAT. THE DECISION IS COMING SOON WHICH IS WHY WE TOOK EVERY
OPPORTUNITY TO DISCUSS IT . >> GOOD FOR HIM.

>> THE DEFINITION OF ARCHITECTURE STANDARDS ARE VERY HIGH SO THAT IS A BONUS. THE ONLY THING I WOULD CAUTION THE TERM EXTENDED-STAY VERSUS THE PRESIDENTIAL SUITE OR EXECUTIVE SUITES, THERE WILL BE A LOT OF DIFFERENCE BETWEEN THOSE IN MY OPINION, HAVING STAYED AT AN EXTENDED-STAY FOR A SINGLE NIGHT IS BECAUSE I LIKE THE BIGGER ROOM BUT YOU ARE NOT NECESSARILY PAYING FOR PRESIDENTIAL SUITE OR EXECUTIVE SUITE. I DON'T WANT TO COMPETE AGAINST OURSELVES AND HAVE TO SHARE THE REVENUE. WE ARE NOT RENTING OUT THE EXECUTIVE SUITES BECAUSE OF THE EXTENDED-STAY. I KNOW WE WILL ALL GET TOGETHER AND BRAINSTORM THIS. I THINK THOSE ARE THE THINGS TO BE AWARE OF THAT IS WHERE I THINK CORY CAN HELP US
AS THE MANAGEMENT COMPANY. >> IF YOU SAW SOME OF THE STATISTICS THAT WERE TALKED ABOUT MONDAY NIGHT, THE OCCUPANCY IS AMAZING. WE ARE SOLD OUT ON RANDOM WEEKDAYS BUT YOU WOULD NEVER EXPECT IT. AND BRUCE MAKES A GOOD POINT ABOUT 120 ROOMS ARE 150 ROOMS. THIS IS A LARGE CITY. A LOT OF HOTEL ROOMS EVERYWHERE ALL WE ARE DOING BY ADDING ROOMS HERE IS ENHANCING THE EXPERIENCE OF OUR ESSENTIAL CORE WHICH MAKES SENSE AS LONG AS WE DON'T PUT ANY EXTRA DOLLARS INTO THE HOTEL CONCEPT FROM THE CITY IN MY OPINION.
